Terms and Conditions

1. BOOKING FORM/DEPOSIT

To make a reservation, contact us by phone or email. If the requested dates are available, we will option the property for you and send you the booking form to be completed, signed, and returned to us along with a copy of your passport. At this time, we will also furnish you with an invoice containing payment instructions. Your deposit of 35% must be received before your booking will be considered confirmed. No contract will exist between us until we issue the invoice and receive the required payment.

2. PAYMENT OF THE BALANCE

The balance of the rental charge is due upon arrival at the villa.

3. METHODS OF PAYMENT

You can pay in cash in Euro or by bank transfer.

4. CONFIRMATION

Once the completed booking form and deposit have been received, we will send you a confirmation that will include directions to the property and contact numbers, along with other useful information.

5. SECURITY DEPOSIT

A security deposit of EUR 1000 must be paid at check-in as a safeguard against possible damage or loss. Upon inspection of the property at the end of your stay, the security deposit will be returned to you, provided the property is left in decent order and no damage has been caused, less any supplement for electricity usage or charge for requested services.

6. CARE OF PROPERTY

You are responsible for ensuring that, upon departure, the villa is left in decent order and in the same condition of repair as found upon arrival. Any loss or damage caused by you will be deducted from your security deposit. Excessive messes or trash left on the premises may incur a commensurate charge for the time required to clear them away. Any damage or malfunction that occurs, whether a result of your actions or spontaneously, must be communicated to us in a timely fashion. We will seek to resolve any deficiencies or malfunctions as expeditiously as possible.

7. CANCELLATION BY THE CLIENT

If you cancel within 2 months of your arrival, you will forfeit your deposit.

8. INSURANCE

We recommend you take out travelers’ insurance to cover you in the event of illness or life-changing occurrences.

9. ARRIVAL & DEPARTURE TIMES

Arrival is normally scheduled on Saturday between 3:00 pm and 8:00 pm. Arrivals outside this window must be pre-arranged with us. For late arrivals, we reserve the right to charge for extra waiting time. Access to the property is not guaranteed if you arrive later than 10.30 pm, even if it is through no fault of your own. Departure is normally scheduled on Saturday by 11:00 am. Please apprise us of your departure time before the end of your stay.

10. MAXIMUM OCCUPANCY

The maximum number of occupants will be set out in our contract. Overnight guests beyond the maximum occupancy are not permitted and may constitute of breach of our contract, in which case you will be notified and required to vacate the property with no entitlement to a refund for the unused rental period. Additional cots you might require must be arranged in advance. Recreational vehicles and camping are not permitted on the property under any circumstances. You may not sublet the premises. Additional guests on the property for the purpose of events such as parties and other large gatherings must be approved by us in advance and may incur supplemental fees.

11. LAW AND JURISDICTION

Your contract with us is governed by Italian law and comes under the exclusive jurisdiction of the Italian courts. Any disputes concerning the execution and/or interpretation of the rental contract shall be referred to the court in Perugia (Italy).

12. FORCE MAJEURE AND SIGNIFICANT CHANGES

We are not liable and do not authorize any refunds for the following events: Acts of God (including fire, flood, earthquake, storm, hurricane or other natural disasters), war, invasion, acts of foreign enemies, hostilities (regardless of whether war is declared), civil war, rebellion, revolution, insurrection, military or usurped power or confiscation, terrorist activities, nationalization, government sanction, blockage, embargo, labour dispute, strike, lockout or interruption or failure of utilities, nuclear disaster, epidemics, quarantine, technical or administrative problems with transport or any other occurrences beyond our immediate control and which, despite all due care being taken, could not have been avoided.

13. RENTAL PERIOD

The normal minimum rental period for the villas is one week, from Saturday to Saturday.

14. CANCELLATION/AMENDMENT OF EXTRA SERVICES

Cancellation or amendment of any extra services booked must be received with not less than 24 hours’ notice. Any extra service canceled with less than 24 hours’ notice will be deducted from your security deposit.

15. SWIMMING POOL

Use of the swimming pool is at your own risk. The swimming pool is typically open from the first Saturday of May to the first Saturday of October, however, we reserve the right to modify this period.

When you leave it will be returned to you, provided the property is left in good condition and there are no outstanding charges.

The peak season for villa rentals in Italy is from June to September when the weather is warm and sunny. However, this is also the most expensive time to travel because accommodations are in high demand. If you’re looking for a more affordable option for your vacation in Italy, consider the shoulder seasons -- April/May and October/November. The weather is also more temperate during these months.

There are a few legal requirements that you need to be aware of when renting a villa in Italy, such as: You must be at least 18 years old to rent a villa in Italy. You must have a valid passport and perhaps a visa (depending on your home country).

We'll do our best to accommodate check-in and check-out on days other than Saturday. Shorter term rentals will be considered on a case by case basis.

No problem at all! You can book for an estimated number of guests and modify this later. We just ask for a final count 48 hours prior to your arrival so that we can make arrangements for any needed additional linens or beds.

At the moment, we are not accepting credit card payments. However, we do offer alternative payment options, such as bank transfer and PayPal. We can discuss further at the time of booking.

Yes, the villa is fully equipped with all the amenities you need for a comfortable stay. The kitchen includes a microwave, coffee maker, refrigerator, oven, and all essential appliances. Additionally, we provide enough plates, dishes, and utensils to accommodate everyone. You'll also find a washer and dryer for your convenience.

The pool typically opens the first Saturday of May and closes the first Saturday of October.

Any damage or malfunction that occurs, whether a result of your actions or spontaneously, must be communicated to us in a timely fashion. If damage is the result of negligence or irresponsibility, you might be responsible for the cost of repair/replacement. We will seek to resolve any deficiencies, malfunctions, or breakage as expeditiously as possible.

Your confirmation will contain detailed directions to the property. Someone will be there to welcome you and show you around the property and talk to you about the surrounding area.

For vacations outside of high season, we recommend making your reservation at least eight months in advance. For the peak summer months of June, July, August, and September, booking 10 to 12 months in advance is not a bad idea.

We are always just a phone call or text message away.

A car would certainly be convenient, seeing as the villa is located in the countryside, about a 10-minute drive from the closest villages. However, we offer a limousine service and can provide transportation for any sort of day trip you have in mind.

Yes, the villa does have air conditioning, with a unit in each room. Additionally, we are in the process of installing an ice machine.

The owners of Villa Antico Tabaccaio are Daniele and Monia, whose experience in tourism goes back to 1998, in both the transportation and hospitality sectors. Over the past 28 years, Daniele and Monia have worked together in the family business, DriverInRome Tours & Transportation, organizing and carrying out tours and transfers for thousands of visitors to Italy every year. Daniele’s father and mother have run a bed and breakfast in Rome for many moons, so having guests around and helping out with their needs has been a part of life for a long time.

After all these years of welcoming guests and leading tours in the countryside, the idea of buying, renting, and managing a farmhouse together seemed the perfect next phase of life for Daniele and Monia.
